Realestock Colorado works on a real-time, online auction platform. Therefore, you can watch, bid and buy your dream property from the comfort of your home or office. Your security is very important to us, thus we take great strides to ensure that your identity and information is kept private.
- Register – Registration is Free and only takes a few moments. Once registered, you will gain exclusive access to property details and documents, be able to create a profile as well as participate in the Realestock Colorado Communication Network (auction process).
- Once you have selected a home or investment property and are ready to submit a bid, please complete and submit the Bidder Registration form. There is no cost for submitting a bid. You do not have to register more than once. You may have concurrent bids running at one time. However, please note that if you are named the successful bidder in more than one auction, you will be fully under contract and expected to perform and pay the earnest money deposit per property.
- Submit a bid by clicking on the BID button.
- Check back often to monitor the bidding progress of the property that you are interested in acquiring. The online bidding platform is a dynamic venue that tracks bidding activity in near real-time speed. As the auction process unfolds, you can place a higher bid by simply clicking on the BID Button.
- Seller may accept any bid during the course of the auction that is deemed acceptable by the seller. Auction dates are the maximum length of the auction. A buyer is therefore encouraged to submit a bid without waiting for the end of the auction.
- If you are the Successful Bidder, you are required to submit an earnest money deposit equal to five percent (5.00%) of the total contract price within two (2) business days following the Auction or Seller’s acceptance of your bid. The deposit shall be a wire or other good funds in the amount equal to five percent (5.00%) of the total contract price (the “earnest money”). The earnest money deposit will be held in an account by Land Title Guarantee Company and then applied to the total contract price at the time of closing.
- The Successful Bidder must sign all documents and the Colorado Real Estate Commission approved Contract to Buy and Sell Real Estate within one business day of notification of the status of Successful Bidder. Closing must occur within forty-five (45) calendar days of notification of status of Successful Bidder.
Important Notes:
- All properties have a Reserve Price - Seller is obligated to sell to the winning bidder at the auction, regardless of the price, so long as the winning bidder meets or exceeds the Reserve and is ready, willing and able to close under the sales contract.
